Financial Obligations

Payment of HOA Dues and Special Assessments

Full & timely payment of quarterly HOA dues and special assessments is a fundamental obligation, necessary for the ongoing financial stability of the HOA. It is also a matter of equity – all homeowners need to contribute their fair share.

Compliance & Community Standards

Following HOA Rules & Local Ordinances

Homeowners must adhere to the rules, covenants, and regulations of the HOA and abide by all local ordinances, including (but not limited to) those related to:

  • Traffic

  • Parking

  • Pet

  • Noise levels

Homeowners who rent their homes to tenants are responsible for ensuring their tenants have a copy of the governing documents and comply with all rules. Homeowners will be held responsible for any violations of their tenants.

Property Maintenance Responsibilities

Homeowners must, in accordance with HOA rules and regulations, engage in all necessary property maintenance, including:

  • Yard and Landscaping: Mowing, weeding, irrigation, raking/trimming, etc.

  • Sidewalk Maintenance: Sweeping, snow blowing.

  • Trash & Recycling: Stowing waste/recycling bins properly.

  • Storage of Large Vehicles & Equipment: RVs, boats, utility trailers, etc.

  • General Upkeep: Other efforts that reflect pride of ownership and a sense of community.

Neighbor Relations & Communication

Being a Good Neighbor

In general, we encourage all homeowners to abide by the Golden Rule. We all need to work together, demonstrating respect and consideration for our neighbors.

A primary goal for the HOA is that everyone can have “quiet enjoyment” of their personal residence and the neighborhood as a whole. If there is a problem or disagreement, hopefully a solution can be worked out neighbor-to-neighbor.

Communicating with the Board of Directors

If a homeowner needs the help of the Board to address a problem, they should contact us right away using established modes of communication.

  • When reporting an issue, it always helps if the homeowner offers a proposed solution.

  • If a homeowner is experiencing a short-term issue with paying dues, maintaining their property, etc., they should notify the Board as soon as possible. The Board may be able to provide temporary relief or other assistance until the homeowner is able to resume their normal responsibilities.

Community Involvement

Volunteerism & HOA Leadership

The Board highly values participation in the Association that extends beyond the responsibilities described above. It takes all of us, working together, to build a healthy and well-knit community.

  • Personal involvement in events, projects, and meetings is strongly encouraged!

  • Succession planning is essential. Anyone who has an interest in filling a leadership position on the Board, we would welcome the opportunity to begin a training and readiness effort so that the HOA is in capable hands, both now and in the future.
