Happy New Year!!

We hope that you all are well and enjoyed the Holiday season with family and friends.

It’s been a great winter so far and strange to see golfers on the course so late in the year, but awesome to see. For those of us that hate snow blowing, it’s been great so far!

We have had several homes sold in 2024 and we have new HomeOwners that have chosen to join us in 2024. Please join us in welcoming: Benjamin & Selina Vargas; Shana Windhorst; Darold Schultz; William & Janice Cusick; Tim and Lisa Saries; Tyler & Allie Axtell; Will Alexander; Howard & Patricia Chichester; Bryan & Maisie Dority and Christopher & Mikayko Nelson. We are thrilled to have you as new neighbors. Welcome!

We do have some concerning news to share. In the last two months, we have had a rash of vandalism on the outdoor property of several of our HomeOwner’s lots. Such as several post lights were smashed and gas was siphoned from vehicles parked in driveways. In addition, we had a personally owned ornate metal fence adjacent to Country Club Park kicked in. This is just an example of what has been reported to the Board. We have contacted the Mayor and shared this information in the hopes of getting some additional police patrols at night. If you have had any damage to your outdoor property, please file a police report. The more documentation of vandalism events, the better to get additional patrols. Many of us have ring door bells or cameras. If you see something on your device that might help solve this rash of vandalism activity, please contact the sheriff’s department.

Our first quarter Board Meeting will be held on Feb 18, 2025 in the City Council Chambers at the Court House. Meeting starts at 6:00pm. We will be discussing and approving the 2025 HOA Budget as well as setting goals for 2025. The Meeting is open to all HOA HomeOwners. We hope to see you there.

Please save Saturday, March 29th, 2025 at 2:00 pm, for our 2025 Annual HomeOwners Meeting. The meeting will be held at the Deer Park Fire Dept. Community Room located at 315 E. Crawford Street. This will be a very important meeting for all HomeOwners. We will be discussing our 2025 Budget as well as the actions approved by the Board to help us meet our operating expenses for 2025. Additionally, we will review the cost cutting actions that have been taken, and those still to be taken, to help offset the rise in our operating costs.

All Homeowner Associations in the State of Washington are required to maintain a Reserve Account that covers the costs of maintenance, repair and/or replacement of the HOA’s Common Elements. In order to determine these costs, a Reserve Study is required to be performed by a Reserve Study Professional. The Homeowners Association has 30 years from the date it was formed to fund a Reserve Account equal to the estimated replacement cost of the Common Elements. Unfortunately, previous Boards did not have the funds to keep our Reserve Account adequately funded.

The current Board had a Reserve Study performed in late December, and we are going to share the results of that study at the Annual Meeting. Said study recommends a yearly contribution rate to achieve the thirty-year funding requirement, which will be part of our annual operating budget.

The 2025 Operating Budget will be approved by the Board in February and a copy will be mailed to all HomeOwners. The Operating Budget lists all operating line items and the change from 2024 expense amounts to our projected 2025 amounts.
